The building is managed by a commercial property consultancy company and houses a range of financial institutions, including China Construction Bank. Gratte Brothers provides hard services maintenance for the landlord's services as well as some of the tenant's services via two Resident Engineers who also manage an extensive range of specialist sub-contractors.

Upon contract award, our team mobilised quickly and were able to address areas of concern from the start. We now work with key stakeholders to deliver a rolling programme of project works and plant replacements to ensure the building remains fully operational.
Effective Mobilisation
Our client turned to Gratte Brothers as the service provider of choice, when the incumbent contractor for the landlord’s MEP services went into administration earlier that year. Our initial priorities were to restore confidence on site, retain existing site staff and ensure continuity of service.
A seamless transition for the Client began with fast tracking the TUPE transfer of two existing resident maintenance engineers and a focus on clear communication from the start ensured that the landlord’s services continued without disruption.
Our team mobilised quickly and effectively and were able to identify and address areas of concern from the start. Processes were then put in place to deliver immediate improvements with regards to the service level, response times and record keeping. After successfully restoring confidence on site, we were then provided with the opportunity to begin delivering some of the tenant’s services.
Management of Specialist Sub-Contractors
On this Contract, we manage an extensive range of specialist subcontractors including those from our own existing preferred supply change and a range of inherited specialists who were then vetted and retained upon contract award. This helped maintain the continuity, which we were striving for and vitally retained key building knowledge, built over previous years.
These specialist sub-contractors, which include fire services, standby power and lighting control help ensure this complex resident site arrangement runs smoothly.
Project Works
As with many buildings, some of the services are in an advanced stage of their natural life cycle. Therefore, whilst the service we provide is designed to ensure maintenance of existing assets in line with statutory compliance requirements, it is also key that we recognise when certain services are nearing the end of their life cycle and need to be upgraded.
We therefore help to advise and work with the client’s key stakeholders to deliver a rolling programme of project works and plant replacements to ensure the building remains fully operational for the future.
So far, we have delivered a number of project works, which include a reception door air curtain, car park traffic control system, boiler replacement, fire alarm upgrade and sprinkler head replacement.
