135 Bishopsgate is a 13-storey, 325,000-sq.ft building of mixed commercial office and retail use, built in 1988 and one of the outstanding properties included in British Land’s £1bn upgrade of London’s Broadgate Campus. Appointed by Main Contractor Sir Robert McAlpine, Gratte Brothers Building Services & Engineering provided a Mechanical and Electrical Shell & Core Services Refurbishment.

Appointed by Main Contractor Sir Robert McAlpine, Gratte Brothers provided a Mechanical and Electrical Shell and Core Services Refurbishment to 135 Bishopsgate, one of the outstanding properties included in British Land’s £1bn upgrade of London’s Broadgate Campus.

Electrical services consisted of new high voltage panels for tenant risers, upgrades for 5 life safety systems, rising busbars to office and retail floors, installation of a new 1400kVa generator and control modification to incorporate within the existing system. Fire suppression systems were also installed within life safety spaces, fire alarms adapted and metering systems upgraded. Gratte Brothers was responsible for all builderswork and scaffolding associated with the works.

Mechanical services included the installation of new chillers and dry coolers to serve the risers for future office and retail tenants, new air handling units to serve fit-out floors, re-direction of services, drainage, low temperature hot water and chilled hot water for reception areas. New tanks, boosters and water heaters were provided to the sprinkler systems and pumps as well as 5 new down flow units for the control rooms and a new building management system.

Gratte Brothers’ Project Team at 135 Bishopsgate secured an International Safety Award with Merit from the British Safety Council for their Health & Safety efforts during delivery. Judges agreed that the project deserved special recognition for efforts in Health & Safety having examined how the team reduced risk; how senior management were engaged, how supporting campaigns were run and how the team demonstrated ongoing commitment to the Health, Safety and Wellbeing of all those involved in the project.
