Nos. 10-50 Eastbourne Terrace were acquired for renovation by commercial property development specialists, Landsec. Part of the scheme was to deliver an additional 10 million sq ft of office space.
At 16 storeys, 20 Eastbourne Terrace was the largest property, transformed from a tired 1950s office block into an award-winning and modern glass-fronted building. After successfully delivering Nos. 10, 30 and 40 Eastbourne Terrace, Gratte Brothers was appointed to deliver a complete electrical services package including EMS, generators, UPS, fire alarm, metering, CCTV and access control.
Working with the building’s original frame was tricky, so the team used exposed services to compensate for a challenging floor-to-ceiling height. For maximum efficiency (and an uncluttered finish) Gratte Brothers also collaborated with the mechanical team to produce an integrated air-conditioning, lighting and smoke detector unit.
Cooperation with other providers was required to ensure space for services in the risers, and the installation teams in restricted plant areas. Additionally, the two plant areas were 18 floors apart (with the central stairwell being removed mid-works) so a consistent, careful team approach was needed.
This dedication to quality saw 20 Eastbourne Terrace selected by judges for the British Council for Offices as National Winner for the Refurbished/Recycled Workspace category 2017.
