Early Engagement

Our presence on site began whilst construction remained ongoing and was purposely arranged to ensure early engagement. We therefore utilised our allocated time on site to familiarise ourselves with the building and its services and planned our mobilisation works around the construction activities so that we could support the smooth transition from the site’s redevelopment to operational delivery.

As a result of this early engagement and ongoing communication, our client values the strong working relationship that we have built at an operational level, the structure we have in place to deliver our service and also our ability to respond to the unique challenges, which are associated with maintaining a new development.

Energy Efficiency & Management

Part of the plan to rejuvenate this site was the desire to deliver a sustainable redevelopment, fully electric and able to deliver savings of approx. 800kgs of CO2 per sq m. With ambitions to achieve BREEAM Excellence, WELL Platinum Ready and Wired and Smart Score Platinum, naturally ongoing building service efficiency was a key priority from the outset and we ensured this was considered from the initial tender stage. To ensure we continue to support the client’s sustainability goals, we also utilise DemandLogic on site in addition to the use of traditional compliance systems.

DemandLogic is a dynamic platform which offers actionable insights to help optimise building performance by saving energy, enhancing comfort and reducing costs. The use of the system within The Burlian helps assist and guide our maintenance activities, allowing them to be planned to deliver optimal building service efficiency at all times.

Additional Requirements

Interestingly, our services are also delivered on-site using an unusual, chilled ceiling arrangement, which was installed as part of the redevelopment. We have therefore focused on understanding the operation and design parameters of this system with a view to ensuring that it works efficiently and correctly.
